We’re looking for a dynamic sales director to join a thriving senior living community in the Ojai, CA area.

Position Summary:

The Sales Director is responsible for all sales activity and developing relationships that drive resident move-ins. The Sales Director is responsible for meeting move-in standards set by the community, for collaborating with the Executive Director and leadership team in building a customer-focused culture. There is some external business development required by this position as well.

Primary Job Responsibilities / Essential Functions

Management:

  • Assist Executive Director as assigned 

Sales:

  • Achieve sales and move-in goals that align with budgeted occupancy
  • Develop prospect pipeline by nurturing referral partnerships that produce direct referrals
  • Develop strong referral relationships with professional case manager referral sources
  • Actively maintain all prospect data in the CRM system 
  • Develop sales tour to include:
  • Comprehensive knowledge of the features and benefits of the community
  • Highlight differentiator factors and focus on what’s most important to the customer
  • Demonstration of proper sales closing techniques
  • Great listening skills
  • Demonstration on how to overcome prospect objections 
  • Coordinate new resident move-ins and orientation 
  • Obtain proper documentation for new residents from doctors and family members 
  • Submit summary of goals and accomplishments in each month-end packet 

Budget:

  • Maintain a weekly expense record using an approved method
  • Operate within budget parameters 
  • Maintain marketing material inventory and collateral for move-ins, guests, and marketing outreach 

Administration:

  • Responsible for Room Inventory Management 
  • Willingness to occasionally work on weekends or nights if needed by tours or marketing events 
  • Coordinate with other departments to make the best experience for your prospects and new residents 
  • Attend daily meetings and maintain privacy of residents’ personal health information 
  • Other duties as assigned by management 

Community Relations:

  • With Regional Director and Executive Director identify primary, secondary, and tertiary decision influencers in the greater community 
  • Make public appearances / presentations on behalf of the community in coordination with Community Liaison 
  • Market the community through telemarketing, and social media to decision influencers, including but not limited to:
  • Physicians 
  • Hospital personnel, discharge planners, mental health workers 
  • Press release development
  • Coordinate in-house tours for members of the aging community 
  • In association with appropriate staff, coordinate in-house events to bring the greater senior community into our community 
  • Maintain social media marketing opportunities 
  • Plan and coordinate all in-house marketing events 
  • Other duties as assigned by management 

Knowledge, Skills & Abilities

  • Experience in senior living a plus but not required
  • Employee must speak, understand and write fluently in English 
  • Employee must have a neat and clean appearance and business professional dress at all times 
  • Employee must be familiar with employment practices as detailed in the Employee Handbook 
  • Employee is required to work their assigned schedule 
  • Maintain good company relations by delivering prompt, warm and courteous service in a manner consistent with our philosophy. Provide overall support which assists communities in resident and employee management and retention 
  • Computer literate with proficiency in a variety of software applications, including strong familiarity with Microsoft Office Suite 
  • Working knowledge of Microsoft Excel 
  • Basic understanding of accounting principles 
  • Excellent communication skills (oral and written) and the ability to effectively build and maintain positive client and colleague relationships
  • Excellent listening skills
  • Open to professional development, sales coaching and collaboration 
  • Strong time management skills with ability to prioritize and meet deadlines despite frequent interruptions 
  • Capable of working on multiple tasks simultaneously, while maintaining accuracy and attention to detail 

Apartment accommodation included in total compensation package. 

Physical Requirements 

Some physical demands of the job may include: sitting, walking, standing, lifting, stooping, reaching, pulling, pushing, carrying, and squatting intermittently throughout the day. Employee may be required to lift objects weighing up to twenty-five (25) pounds unassisted.
